Know two people who have houses in Mougins – nice place but villas without sea views are worth a lot less than sea view villas, even though the sea is a long way away. 25 minutes to the sea is possible in mid winter. More like 40 minutes to a car park in Cannes in the summer, 5 minutes to pay and 15 minutes walk to a very crowded beach. Very cheeky when estate agents play games with driving distances imo. Mougins full of Americans if that's your thing.
