There’s a $7 million penthouse in downtown Ann Arbor. It has furniture from the Versace estate. And it is one of the most polarizing listings I’ve seen in a long time.
This is a two-level penthouse at 414 South Main Street in Ann Arbor. About 5,000 square feet. Three bedrooms, three and a half baths. Private elevator. Two-story foyer with a dramatic staircase. Marble floors throughout. Custom millwork and crown molding. A wood-burning fireplace in the two-story living room. A chef’s kitchen with Viking and Sub-Zero appliances and mirrored cabinetry. And an expansive outdoor terrace with two separate seating areas and unobstructed east-facing views of the Ann Arbor skyline, the University of Michigan campus, and Michigan Stadium.
The home comes fully furnished with only a few exclusions. And the furnishings are a story in themselves. Many of the pieces were sourced from the Gianni Versace estate in Florida, the late fashion designer’s iconic Miami Beach property. The listing agent estimates the décor alone is worth about $2 million.
The interior was designed by the late Robert Denning of Denning & Fourcade, who was named to Architectural Digest’s AD100 list of top designers. His signature style is French-inspired maximalism. We’re talking wallpapered ceilings, mirrored doors, sculptural decor, theatrical drapery, bold color, and layered patterns on nearly every surface. It is the furthest thing from a modern minimalist condo you’ll ever see.
I actually showed this listing to our team because it’s a great talking point and people love this stuff. And of course my director of sales Austin immediately told everyone “hey guys, you may not know this, but this is what Mike Perna’s house actually looks like.” It is not. It is absolutely not. But I will say this: if you’re a Mackenzie-Childs type of person, this might be right up your alley.
The penthouse was originally built in 2002 by combining two unfinished shell units into one fully customized residence. It has two separate entrances and four underground parking spaces. The monthly HOA is $1,881. It’s located one block south of Ann Arbor’s Restaurant Row and about a mile from the Big House.
It’s been on the market since December 19, 2025 at $7 million. If it sells at that price, it would be the most expensive residential sale in the history of Ann Arbor.
So here’s the question. Is this your dream home or is this a complete gut renovation? Because there is absolutely no in between with this one. I’ve shown this to probably 50 people and the reaction is split right down the middle. People either love the maximalist style or they want to strip it to the studs. There’s no middle ground.
Also, real estate agent pro tip on this one: the listing photos have snow in them. No snow on the ground right now. Reshoot those photos, my friend. You’re dating your listing.
