When her husband died suddenly, Nadia knew a five-bedroom house was too much. Instead of selling the property she raised her kids on, she built a $165,000 tiny home on her lot in Tucson and now Airbnbs the big house to travel the world. Full tour of her custom ADU with wet room bathroom, solar tubes, French doors overlooking the desert, and a kitchen that rivals the one in her five-bedroom home.

FULL DESCRIPTION
Nadia raised her children in a five-bedroom home in Tucson. When her husband passed away suddenly, she knew the house was too much, but did not want to leave the property she loved. She called a builder and learned Tucson had just passed a law allowing tiny homes on residential property. Contract signed in January. Permit by April. Finished by September. It took longer to get the permit than to build it. The builder handled all paperwork, and Nadia customized nearly every detail.

Now she Airbnbs the big house with a property manager, and the income funds her travels to 60+ countries.

KITCHEN
Full-size kitchen comparable to her big house. Large stainless steel sink. Marble prep surface. French door fridge with interior water dispenser. Full-size dishwasher (non-negotiable). Glass-front cabinets to make the space feel larger. Pantry repurposed as storage. Mixed finishes: stainless steel, gold, brass, and black.

LIVING ROOM AND DINING
L-shaped sofa for maximum seating. Expandable table seats six. All furniture on legs to make the space look bigger. Green palette matching the desert view. French doors repositioned to face mountains and wildlife. No window coverings. Two storage cabinets with nine compartments each for travel souvenirs from 60+ countries.

HEATING, COOLING, AND LAUNDRY
Mini splits in the living room and bedroom. Cools the space in two minutes. Electric barely changed. Stackable washer and dryer in a soundproofed nook outside the bedroom.

BEDROOM AND CLOSET
Queen bed with hydraulic lift storage. Twelve drawers across two dressers. Solar tube lights the closet using Tucson’s 360 days of sun. Three solar tubes total replaced traditional skylights. Printer and shredder workspace tucked into the closet.

BATHROOM (WET ROOM)
No shower door, no curtains. Rain shower from the ceiling. Soaking bathtub for magnesium salt baths. Hanging wall planters from the big house. Smart toilet that flushes, cleans, and dries. From 100 towels down to four. Solar tube for natural light.

COST BREAKDOWN
Base price: $155,000 (includes sewer, electrical, water, permit, build, all appliances)
Upgrades: $10,000
Total: approximately $165,000
Insurance: added to existing policy with one phone call
Electric and water: connected to main house, barely any increase

  1. Your space is beautiful, tiny as compared to what you had earlier. But I see certain features that you would probably have to change for ease of functioning in later years of life.

"The International Code Council (ICC) defines a tiny house, under Appendix Q of the International Residential Code (IRC), as a dwelling unit with a maximum of 400 square feet (37 m²) in floor area, excluding lofts. These structures must provide living, sleeping, eating, cooking, and sanitation facilities."
    P.S.
    — some municipalities or specific developers may stretch the definition up to 500 or 600 square feet
    — homes between 400 and 1,000 square feet are often categorized as "small houses" rather than "tiny houses"

  8. Americans are seriously delulu when it comes to home sizes. This space is big ! With different wall positioning this could be a good, two bedroom house. My estimate is that it has at least 80 square meters.

  9. She keeps mentioning how big…large…giant… everything is in her 'tiny" house 😅. Her large "tiny" house is absolutely beautiful!
