ACREAGE AND DESCRIPTION

The property is a full contiguous Section; 640 acres of healthy rolling grasslands, that have never been plowed or farmed. Coal Creek, a seasonal creek flows through the property from north to south. WILDLIFE AND RECREATION

And resident Swainson hawks will escort you in. Pawnee National Grasslands consists of more than 193,000 acres within a 30 by 60-mile area and is internationally known as a birding area. There is a 21-mile bird touring trail nearby for enthusiasts.

WATER RIGHTS AND RESOURCES

There are three wells on the property. The homestead has a Permitted well (#266357) that produces water rated at 12.5 gallons per minute. A new pump was installed in August of 2018 and supplies the home and bunkhouse. The second well, is powered by a windmill (Permit #266358) and produces 6.25 gallons per minute. This historic windmill and well feeds a 5,000-gallon wood water tank and supplies water to a drip irrigation system with six zones to landscaping and runs the center driveway water feature. The third well/windmill is out in a pasture, serves a livestock tank, that works well and may date back to mid 1900’s but was regularly serviced.

IMPROVEMENTS

Main House
The 4,513 square foot luxury ranch home has very distinct architecture, an eclectic fusion of French Country European melded with a Colorado Chateau type home. Main Home Highlights
Custom built in 2008, it is slab construction. 2+ bedrooms, loft and office, 3 baths, Cedar beam ceilings with a cupola feature, Iron cables and turnbuckles on the entire main floor are a true architectural sight. All windows are Pella Architect Series.

Exquisite primary suite is spacious, on a separate wing, with a library/separation area boasting a custom tin ceiling. The bathroom has separate sinks and counters, tub with a view and huge shower/steamer unit.
