Option 1 feels right. The privacy issue alone would push me there – a teen sharing a wall with your bedroom is uncomfortable for everyone, and that doesn’t really improve with room size. Kids don’t actually need huge rooms; they’ll sprawl into whatever space you allow. A well-designed smaller room plus the study as overflow is totally workable. The laundry nook idea is clever too.
