The only reason McDonald's restaurants have higher rental / lease cost is because McDonald's corporate is their landlord.

A good pizzareia is part of the DNA of the community. I'm in Santa Cruz, CA and Pleasure Pizza down in Pleasure Point is a hub for social activity. In the summer kids grab a slice and go surf, the downtown location is peaking at night and you always know someone working there. I see some of that failing with new generations, but someone will swoop in a fill that void if they fail.

Of the big four, Papa John’s, at least where I’m at, is the only one that seems to consistently have the highest quality. I love our local pizza places but it’s tough when I can get pizzas at less than half the price from Papa John’s. If I could pay the price I’d gladly go local every time.
