Welcome Back to bord Life everyone as you can see the big block work is finally finished we still have a few little ones to place but let’s have a little look inside and see what you think Anna sounds good to me Ed so we’ve got the corridor in here we got the little room for bins bikes washing machines Etc there got the stairwell here plus we’re hoping to get a toilet in on this side of the stairwell then moving to through to the kind of real habitable area which is behind you so
Yeah this is the whole kind of habitable area as such what do you think Anna how do you think we’re progressing I think the progress is amazing you guys have done so well in such short amount of time I love the space however I knew there
Was a butt coming I just knew it there’s always one it especially when you work with your wife go on what’s the butt I think considering the space and this is like a place for a family I would say yeah I think the downstairs living space is slightly too
Small okay so let’s put it in perspective with probably about 35 M squared Max down here of live of usable liveable area and I’m in complete agreement with you um oh that’s good I’m actually one step ahead oh because I noticed as I was putting the plans out on the floor I was
Like this doesn’t seem as big and I think there’s a problem on the cadaster or something or maybe I just kind of calculated wrong but 35 m squared is definitely not enough for four people so a couple and the two kids to live in as such so if all of upstairs was bedrooms
And bathrooms well they’d have to live down here all the time okay in summer because you’ve got that area outside where you can extend the kind of Liverpool area and and it’s great in summer but in Winter 35 M squared is very short for four people even though two would be little
Ones so I’d kind of already got in my mind that we need to put a bit of the like living areas upstairs so the only thing you can put upstairs is the salon the kind of living the sitting room living room so down here will actually be kitchen dining
With the outside Terrace go upstairs and there’ll be a salon upstairs so living room upstairs that reduces the number of bedrooms we can have which is kind of a problematic but at the same time we’re creating a luxury apartment or house well there is a house so we’re creating a luxury house
And to squeeze bedrooms in to squeeze living area down it’s the wrong way to go so if we can only have two bedrooms upstairs well we only have two bedrooms upstairs that’s just how it is um and that’s the whole point of luxury you don’t kind of compromise so with getting
These um lentil in everything’s kind of brought together yeah so we poured lentils everywhere along here which means those those walls that are not connected into the external walls because I’m worried about touching the external walls um they all kind of come together and theyve become a solid kind of mass of
Three walls which is great but I’ve been having sleepless nights and I’m surprised to be honest I’ve not had more comments in the comments section about these lentils I’m just worried if these beams are strong enough not to flex or to be compromised by the floor being kind
Of by supporting the floor above basically I know it’s only bedrooms but I have a doubt and I know that when I have a doubt my instincts are right so I needed a solution to this problem and basically I’m so worried that if I put the beams in leave it one
Day this is GNA kind of give way or or crack or or be in a bad way and I’m not willing to kind of make um you know gambles like that so I’ve decided to put the same kind of iron gerder that I put in over there on top
Of this and on top of this as well it is an added expense but I think security comes first in a build and uh the walls can take it because they have posts in them and we’re actually here going to going to weld the two gers together going to seal
It in that wall there so we know that the gers can’t go anywhere and it’s just going to make the whole of the floor stable and let me sleep at night safely knowing that there’s no way that this can break and and have problems well that’s enough chat we have
The iron gers in we have the scaffold to help me and Louis lift it up of course it’s fairly heavy we’ll say a little bit of weight there and this week it’s time for us to crack on and that’s a little wink to the to the uh pic Channel

I told you I told you Lou had his weer bck this morning go for we the mix but it’s less uh heavy than the the big one we put over there yeah it’s okay maybe 250 Okay hallelujah oh I’m happy to see it’s not just me that you get bum shots off right uh okay your eyes okay okay never Okay and stable Br Oh There we go I’ve just finished welding up those two beams been for the wood and we’ve just taken the wood inside Lou’s going to start prepping the wood now and I’m going to grab something to eat so this afternoon we’re actually going to be starting putting the uh the joist in
For the floor Lou got on quite well he cut most of these uh joists and we just popped one in here next to the wall it’s slightly conic this area so we’re having to go right up against this one and then pull the beam back into its
Place now to get things right I’ve had to buy a little bit of wood to kind of uh wedge these joists up and if you look over here it’s uh it means that the joist comes in a couple of millimeters above the metal work so so that we can then
Stick the parket on top of the metal so it’s going to be um nailed in with special Nails onto this wood and then on top of the uh on top of the beam it’s going to be glued okay Lou send it me this one is is
Not heavy yeah the problem is these are fresh leer as per usual in France and uh some of them are really heavy rip okay stop TR car no okay MH that’s my distance yes okay I’m going to need The on the to play you don’t don’t let the wood move yes good good good you can push no no okay we’re good this one is heavy Lou what did you eat at lunchtime I don’t remember the name of you I know what it wasn’t I know it wasn’t we was
It oh on this is literally twice as heavy as the last chist ridiculous okay bring yours in right next to the other one on yep yeah wait no no turn it flat and then put it in yes that’s it right up let’s go even more right up again no right up against
The other one that gives me enough space to get mine in the right place and then you can move yours back okay okay start moving yours get it wait no move it back on keep going don’t want okay check on your side is that one a bit lighter yeah okay wait a
Minute you take uh your end right up against the other one no look I’ll line in okay keep it in the right place Fore foree okay that one looks heavy yeah I think so oh godor I should have just chosen the light ones the lumber yard all okay I need the musle Again okay you put we’re working the wrong way around Lou that’s why we’re struggling we should have started over there and work our way back but we’re almost done now so there we go we’ve got a start on the joist got seven out of about 30 something
In um we’re going to carry on a little bit tonight and then tomorrow we’re going to start getting a block wall up against that stone wall over there so we can get all of these choices in I hope you’ve enjoyed today’s Vlog if you have please give us a thumbs

Structurally wise what are you putting in to support the heavy ironwork? I can see you have acrow props at the moment.
Ed – you are 100% right to put in steels to take the weight of your first floor – much stronger/safer than the poured concrete lintels I think…

I had never seen lintels done like that before, thinking it may be a French or European thing. In my mind, I questioned the structural integrity, but didnt have any direct knowledge of that application. Edd reminds us that it's "not my first rodeo," so I was reluctant to question his expertise. I'm relieved Edd had some sleepless nights about it, tho. Very glad Edd had some doubts, so he can make a more secure structure. Better not to have to worry about possible future safety. YAY, EDD!!!! why not use structural engineer for such work? I wouldn't want to own such a liability
Think that is the best move. For me I would have found it too dark downstairs for a salon area. I gather you haven't got enough room to make a mezzanine type third level. I love how you two work together, you seem think the same. Big hugs to you all from cloudy Kent

Ever thought of cutting 2 pieces of wood for spacers? Could position beams a bit easier. That was heavy work today but looks like the right decision.

I‘m surprised you didn‘t notice it when you designed the layout, you‘ve got an engineer, an architect, your wife is present every day, what is the drive behind the project to go off the rails ? at least you‘ve recognised the mistake beforehand and making compromises may affect the outcome in the end, your dollar driven expectations, I hope you considered every option how to proceed to make it a practical living family home., you soon will find out when the property comes onto the market what type of clientele is seeking such a home and who isn‘t, it could be a family with 1 child or for 2 people only, most probably the price is less for a 2 bedroom home than a 3 bedroom home. I‘ve got no doubt when the home is finished it will be spectacular, looking at the result of your renovated villa, it would be interesting why you‘ve changed your mind selling the property to renting it, is the housing market down ?

Hi Edd, the long concrete beam looked thin so i understand your concern. But now you have double upped beams. Doesn;t this make the inside view less open? Why not cut of the concrete beams now and reinforce the pillar where the steel beams meet? ( make it wider). Is more structural sound and makes good content 🙂

I think adding the ibeams was definitely the right idea.
I am fascinated watching international construction differences. In the US, we would span those distances in residential construction with engineered lumber but I have never seen it used on a chateau channel. Is it against code there?
Why not ask a structural engineer if the current way is good enough. It might be …

Having your laundry machines in the same small room as smelly garbage bins and muddy/oily bicycles seems strange to me. If you're going for a luxury feel, consider move the laundry to the same level as the bedrooms, since that's where clothing and bedsheets are used and stored.
That was very heavy lifting. It reminded me of Dan Preston before he got the red windup lifter. You seem to be a serial renovator, have you ever consider investing in something like that to save your back? (Asked by someone who used to spend way too much time on her knees in the garden and is now having to find other ways to do things.) 😊

Ed, remember you told us to cool it on our comments, you have done this before, or we would be blocked, so I agreed with whatever you said. Refering to the walls you built only, I am no structural engineer, but I do not understand the use of wood at all, it seems to me, the I beams should sit where the wood is, on the strong corners you filled, and the block on top of the I beams, but what do I know, I have never done this. Sure the I beam is going to disperse the load and stop any sag, but I am curious to see what happens when you remove those supports under that wood arch, you have a lot of weight on it and wood draws moisture from the cement mix. I will say you did not skimp on the joists, they are beasts. I am still sleeping with one eye open, until you remove those supports, keep the videos coming, we love watching, and yes I agree the down stairs is too small for a family, you give us meters, what is that about 250 square feet? You boys better watch your penuts, those boards are soaked and heavy, be well.

Like how the wood is slotting into the metal. Hope you keep the metal and the wood exposed. layer of plywood on top of the beams- then a layer of insulation for sound and allowing running of wire and then another layer for the floor. Or run the wiring in conduit done in a decorative way.
You should have a pulley system to lift that heavy stuff and save your back. lol

I really didn’t like how you joined the I beams, but I am not a civil engineer. My more fundamental thoughts were that I would have turned the house upside down and had the bedrooms on the ground floor and used that vaulted ceiling as a huge open planned room, you want the drama of the ceiling for your social rooms.
