  1. 😍 Fun to watch and dream!
    The inside of #2 is very nice but I agree about the cemetery, its too close! Why do they say 24 rooms and bathrooms…….not exactly how many of each one? In the end it could be 23 rooms and 1 bathroom😄.
    #3 has very beautiful property and out buildings. Also a nice pond.💕
    If I had a million Euros +++, I would choose #4. Only because its not too far from the best wine region in France (Bourgogne)…….in my opinion🥰🍷

  2. I want to like and trust the real estate agencies, but come on guys, who are you fooling with these ads that fail to mention the one key negative (or potentially negative) fact of the property?! The one that probably shares common fence with the cemetery is OK for me but some folks will find that a deal breaker. The one that is only 1/3 of a large chateau with common walls to your section, and the part you look at directly in your view contains a restaurant! The one with a nice lake but across a fence or wall, blocked only by trees is some kind of cattle farm or junkyard or combination (in winter no leaves, view will be quite problematic from the noble floor of your chateau!). The one with 3 sides surrounded by water, this can certainly raise issues of dampness and wet cellars but at least there is a picture of that feature from the agency. So thank you Olivier, the extra step of looking into the satellite images in Google is really essential these days, and you are doing it for us. The agencies should realize (I hope) that buyers these days can be very well informed on their own, without ever speaking to the agency, and it is a big turn off to find listings that are either deceptive or omitting the key point.   3. #2 is wonderful. Large cemeteries must be close to church. Original owners are buried there, 800 years of owners. I have no narrow minded attitudes about a close cemetery. That's alot of nonsense. Wish there had been more photos of Chateau and grounds. From the air(drone), could there have been a moat, now filled in? Thanks for showing…e

  5. The one near Angers/Nantes is quite amazing.. It has surprised me at how long it has been for sale. The horseshoe one is on Poncet & Poncet as having 9683m of land. So just under a hectare.

  9. The one with 42 hectares is I think the most impressive. In The Netherlands 42 hectares of land is considered enormous!

  11. Chateau No 3 looks like Chateau de LaLacelle with the center tower.
    La Lacelle has better symmetry with its outbuildings.
    It must have been a thing in the 18th century to add the towers.

  12. history preservation limiting what you can do or must do, taxes and fees and bureucracy and the possibility one day you have cultural enrichers that raid it or take over as squatters and you can not force them out….thanks, but no mercy……the french caliphate is done

  13. The third chateau seems reasonable. Add a few million to refresh it. The out buildings may be good for stables, vacation rentals or perhaps small businesses.

  16. you seem to use "chateau", and "castle" interchangebly. I thought there was a difference – in prestige? in size? in construction? with castle being grander than chateau. Maybe castle has grounds inside of external walls. and then "manor house" is less grand than chateau…

    Can you help me out with these definitions?

  17. #1 is only a portion of the building. #2 has the back of houses facing it. Noise and no privacy, plus if it's a listed building, stay away. It probably needs a roof. The. To bring it up to a compliant DPE it will cost hundreds of thousands for the windows and a new heating system. The deadline is 2028 and then 2034. So, it is not chesp. Most buyers are not aware of the details on these Chateau. This is in the mountains and cold.

  18. #3 this is a Cold area. Plus the villages are very poor, over to Nevers and area. Lkts of crop farming so the spray a lot, herbicides, pesticides, etc. Big building, enormous heating bill since the Russian sanctions were put in place. Probably a DPE of "F".
    The windows and French doors are shockingly expensive to replace. Plus if has oil heat, it needs to be replaced to comply.

  19. On #3 there is no DPE on the listing. This is a very bad sign. Budget 1000€ per square meter of floor space for what it need to bring it into compliance. €1500 oer square meter for the outbuilding as they need major roof replacement.

  20. #3 also has a junky farm next door. And the pond may be affected by the new regulations on lakes and ponds. If it is not in compliance it has to be filled in at your expense. Learn about all the laws and regulations before buying in France.

  21. On #4, you cannot make it a commercial property without bringing it into DPE compliance and it looks like an F. It is on the listing but he scrolled over it fast. Plus a moat and river. Look into the new pond regulations. And flooding is big problem in France. This area is quite cold as well.

  22. Please make more videos like this under a million! This kind of video is exactly what I needed 10 years ago!!! Finding a habitable Chateau under a million in France is not easy.
