NOT AVAILABLE IN NEARLY 25 YEARS
By 1925 the Panhandle of the Golden Gate Park was well established, laden with the area’s oldest trees, and known as a sylvan retreat for the well-heeled. The NOPA is essentially a small town with hospitals, schools, shops, grocery stores, and restaurants. It is only a quick trip to downtown SF. Flat for walking, the NOPA is easy for families pushing strollers or people who have trouble negotiating hills. So popular is this location, that the current owner has stayed nearly 25 years.
THIS HOME IS ALSO A MONEY MAKER
This Roaring 20’s Mediterranean isn’t the first home on this lot. The water was turned on July 12, 1890. The current residence was originally a single-family home built in 1925 and was divided into a duplex later in its life. The new floorplan flow emphasizes separate uses while still allowing for easy access between the floors.
THE QUIRKY CHARM OF THE SOUTH OF FRANCE
From the moment you walk into the front entry with hardwood floors & alabaster sconces, prepare to be charmed by this home’s warmth. A large bay window floods the living room with light from brand-new wooden sash windows. An intricately carved French-style gas-burning fireplace is the focal point of the living room. The formal dining room has French doors and a rattan light fixture. The art tile floor connects the dining room and remodeled kitchen together stylistically. Stainless steel appliances and stone countertops help the best cooks rule in this kitchen. Greenhouse windows allow west light to flood the kitchen so growing herbs to enhance your cooking is a snap.
Across from the kitchen is a split bathroom with a large vanity and shower over a tub. The toilet is separate so someone can be showering while another person is using the bathroom. In the back of this floor are two large bedrooms with walk-in closets that each open into a south-facing sunroom. Off the sunroom is a deck that leads to the yard which is graced by a redwood and apple tree and raised beds.
Upstairs is a studio apartment rented for $2200. The living room/bedroom has Palladian windows that face the street, built-in shelving, and a fireplace. The kitchen is south facing with its own private deck. Off the kitchen is a cozy bathroom with a shower.
On the street level, there is a two-car garage, a modern full bathroom, an exercise room, and an office/art studio. The laundry is also on this level.
HALLOWEEN HAUNTED DISCO
Grove Street is wildly popular with local children: on Halloween, the street closes down, has live bands, and costume contests, and becomes a Trick- or-Treat haven. 1535 Grove is infamous in the neighborhood for hosting the yearly Haunted Disco in the garage and basement. Costumed adults and children dance to spooky music.
