One of my neighbors asked if I’d feature their house on the channel — and I said yes.
Then I thought: why stop there?

Right now, the villages around Clugnat are quietly having a moment. There are five
genuinely interesting properties on the market within a few kilometers of my front door,
at prices that will make you look twice. I live here. I know what this corner of the
Creuse is actually like — the roads, the neighbors, the winters, the market days.
A real estate listing can’t tell you that. I can.

In this video I walk you through all five:

🏡 A move-in ready stone cottage with vaulted cellar + guest annex — €69,500
🏘️ A 3-story village house with barn, stable & walled garden — €48,400
🌿 A 203m² country home already set up for B&B or chambre d’hôtes — €185,000
🔨 A village townhouse with heat pump & C energy rating — €45,000
🏚️ A large mid-renovation property with barn, studio & nearly 3,000m² of grounds — €135,000

Every listing link is below. These are real properties, real prices, and my honest take
on each one — bones, potential, and what I’d be watching out for if I were the buyer.

  1. You are exactly the kind of real estate agent I want to use when I'm ready to purchase in France. Thank you.
I personally Love the one with the volted cellar! ❤❤

  2. Wonderful peek at your village offerings, Carolyn! You are a natural, descriptive narrator; just one of your many gifts and interesting content you share with us. Thank you! So excited to see you have almost 30k subscribers! Sindy💗

  3. What a useful video, Caroline! If only all online real estate had such impartial and honest reviews. Even though I'm not remotely in the market for a French house, it is fascinating to see what's available for comparatively low prices.

  4. Your doing this is a wonderful idea. It may prove to be very helpful to the people who are looking to sell and hugely helpful to those who follow your channel and are thinking of moving to France or having a second home there. Best of luck to all of you. Best regards from New York State.

  5. I just thought of a question: How far must you travel to find world class French restaurants? Thank you.

  6. Its a lucrative business to become a broker, you can get commission for any house to advertise when its sold..God bless you financially in Jesus name ❤

  7. The question remains whether you really want anglophone neighbors or not. Life in a village can be very predictable and services less so.. Healthy retirees could handle it. Regards from Sacramento, Calif.

  8. While you are sleeping – your views are racking up 🙂 Congratulations! I did the most american thing today – worked on taxes. Still more to do – sigh.

  9. Thank you for making a video like this. There are thousands like it for every town in italy but not France. I am looking in the heart of France and its so time consuming to search every real estate company's listenings. Love the one kitty corner from you.

  10. Thanks for sharing these available properties—and describing them so well! I hope you can encourage others to find the home they have been looking for. I also hope your garden has some bright spots, and that your part of France is doing alright after all the rain.

  11. I really love property 2, but my biggest issue with moving to France is my need for AC. I have to buy somewhere that would approve a unit, or even mini splits for the bedrooms. Hubby likes the heat but our son and I are polar bears. I can handle any winter but my son and I both can't sleep when it's hot/humid. I love 68 degrees. Out of all the things I can compromise on, that just isn't one so I'm going to inquire with that in mind. I realize it probably means no village life. I do REALLY love the renovation potential and since it's less than 50,000 euros, I have a lot extra in the budget to hire help for the things we can't do ourselves. Thank you again for such a thoughtful, and may I say, very professional video. Update: I did a little research and it seems Clugnat is pretty reasonable about mini splits. You just have to make sure it's allowed (déclaration préalable ) and will be hidden. That's where private gardens and walls come in handy. There's so much to learn but it's a lot of fun.

  12. Excellent job on this! Your channel is wonderful. You inspire me ( although I am more drawn to Ireland, Scotland, or Italy)……yet your corner of France looks beautiful , charming ! And your courage , determination, can-do attitude are VERY INSPIRING! All the best from the NE United States.

  13. WOW! Please do more of this….your honesty/authenticity is contagious! Thank you so much for doing this SWEET LADY ….
