    More info needed. Is this home a split level, it looks like there are a few steps going down into the living room? Is there a basement underneath where it would be easy to relocate the water and drain lines for the sink? It would also be helpful if you could sketch out with dimensions the rooms including the one with green flooring currently.

    Step one is to remove the bulkhead and wood spindles going into the living room, unless you want to lean into the 70โ€™s vibe.

    Kill the soffits and take your wall cabinets and molding to the ceiling. Extend the bases and walls to the end of the wall. Move the fridge the the other end of the run that itโ€™s on and box it in. I would do a run of tall pantry cabinets beside the fridge unless you nix the island, in that case you would probably want more counter space. It has lots of potential.

    Congrats on getting a worn down house that didn’t have lipstick slapped on to drive up the price! Houses like that are our favorites. There’s nothing worth keeping, giving you total design freedom. My advice is to find a local kitchen bath designer. The one we use all the time saves as much she costs with the discounts she gets on cabinets and tile.

    Extend the kitchen all the way to the spindals and get one big AF island.

    What about removing the units where the fridge is (including the fridge), and having a long wall continuing past the window?

    You you have the sink under the window, and have a mixture of tall units, with low and wall.

    You would then have space to reshape the island, possibly a breakfast bar on the far side.

    I am thinking the wall with the fridge makes the room look a little crowded, and could get too busy noticing the door in too, you might want a clearer path.

    I would ditch the island, extend counters/lower cabinets across to the spindle/half wall and leave room for a kitchen table.
