Hey all,

I moving out a 2br place that I shared with a roommate and just signed this apartment (800 sq fr) in Chicago, with a move in date of 4/1, and I’m planning the layout before I start the process of buying stuff.

Would really appreciate honest feedback, both on the space itself and how you’d approach furnishing it.

It’s a 1BR with a separate den that I’ll use as a WFH office. (Video attached)

For context, I already own:

• A desk/chair/monitors (for the den). Desk is 55×24.

• A full-size bed, kitchen appliances, cleaning stuff, air fryer, etc

• My current TV + entertainment center. Tv is 55 inches I’m trying to figure out what stays, what upgrades make sense, and how to make everything feel cohesive rather than random stuff pieced together.

Goals:

• Comfortable for hosting 4–6 people on occasion(don’t really host often but that mostly due to having a roommate an his dog)

• Open and intentional, while not being overcrowded

• Good scale

Questions:

• Initial thoughts on the space itself?

• Standard sofa vs small sectional?

• Dining table vs rolling island (or neither)

• Does my current TV/console work here, or should I rethink it?

• Anything you’d absolutely avoid doing in this layout? Anything you recommend that I haven’t thought of?

Budget is flexible.

    For the living room, I’d recommend the tv goes between the doorways and a couch + rug on the opposite wall.

    For the kitchen you’ll likely need a mobile island. There’s very little counter space, especially if you do any level of cooking or use small appliances. You can use tv trays for hosting if you don’t know how often people will be over.

    My personal belief is that every apartment can use some greenery, even if it’s fake plants.

    Overall, when moving into a new space I’d recommend buying as little as possible at first. After you’ve been there a while, you’ll definitely notice an urge to put your keys on a credenza you don’t have or whether or not you have room for an extra chair. Your video doesn’t include measurements, which is a huge part of planning decor and availability of space.
